Showing a home in HSB?
 
The Board of Directors of Horseshoe Bend and its Management Company want to ensure that our community makes a great impression on prospective homeowners. We strongly encourage you to include a visit to the HSB Association office in your tour of our community. While there, please feel free to look around. The clubhouse, pool, guest suites, tennis courts, and children's playground are all located in or near the office. You can drop by and show your client around the exterior of the clubhouse anytime. If you want to include a look at the interior of the clubhouse and/or the guest suites, we advise making an appointment. The office is open from 8:00am-12:00pm and 1:00pm-4:45pm, Monday through Friday.

Pictures and descriptions of the HSB homeowner amenites are in the "public" area of this site, located by selecting the "About HSB" button on the home page, or the button on the left. On that page you will also find a street map of HSB, information on schools, and a link to the Warner Parks web site. Be sure to tell your clients about our web site (see below).

The Horseshoe Bend Homeowners Association Covenants and By-Laws are on this web site, but are not available in the "public" area. If you need a copy for your the prospective homeowner, we would be happy to print one for them. Just ask Joan Atkeison, our Community Manager, to print a copy when you bring your client to the office. Joan's office is located on the left side of the clubhouse - at 809 Red Tanager Court (the first stop sign as you enter the community).




Listing a home in HSB?

Maintaining the decorum and aesthetics in our community is one of the primary responsibilities of the Board of Directors. The Board tries to maintain a balance between your need to merchandise the home and the community's Covenants, which are very restrictive about signs. If you have a home listed in Horseshoe Bend, please note the following:
  • Only one "for sale" sign may be placed in the yard at any one time. It should not be over 36" by 36".
  • While prohibited by Covenant, the Board of Directors has adopted a policy to allow an "open house" sign in the yard up to 3 days prior to the scheduled open house. This sign is in addition to the "for sale" sign.
  • While prohibited by Covenant, the Board of Directors has also adopted a policy to allow "open house" signs in the common areas, but only on the day of the open house.

The HSB Web Site

The HSB web site is a resource for both prospective homeowners and current homeowners. There is a "public" section of the site and a "private" section. The private section is for the exclusive use of Horseshoe Bend residents and features the following:
  • Neighborhood news and photos
  • Free Classified ads and homeowner recommendations, allowing homeowners to place their own ads
  • Detailed information about the HOA - minutes of Board meetings, agendas for upcoming meetings, financial information, etc.
  • A listing of neighborhood babysitters - names, ages, and phone numbers
  • A calendar of upcoming neighborhood events and activities
  • A page of association documents. Here homeowners will find copies of the Covenants and By-Laws, as well as reservation and architectural change request forms.
  • A directory all homeowners in HSB
  • Email mailing lists available to HSB residents
  • The quarterly neighborhood newsletter, "Around The Bend"
  • Electronic forms, including Board inquiries, notes to the office, survey comments, architectural change requests, and more
  • Current neighborhood surveys, allowing homeowners to let the Board know how they feel about issues affecting the community.
